Qualify

Many prospective renters want to know, "What do I need to qualify?"  Excellent question!  The following are basic requirements to sign a rental agreement . Please review and let us know if any questions:
 

  • All adults (age 18 or up) who will be residents must complete an application and sign the lease if approved.
  • Combined household net income (bring home pay) per month must be at least 3 times the rent.  For example if rent is $800, take home pay must be a minimum of $2,400 per month.  Income must be documented by pay stubs, bank statements, etc.  "Under the table" or non-reported income will not be considered.
  • Note: Income from jobs must meet 1 of the following 2 conditions to be considered:
  1. The applicant's current job will continue during the lease, and the applicant has been employed at least 90 days at the current job. Transfers from one location to another within the same company count as the same job. OR
  2. The applicant has a commitment letter or contract with a new employer and held their previous job for at least one year.
  • Acceptable rental references.**  For first-time renters, an additional deposit or co-signer may be required.
  • Acceptable credit history.**  We are not looking for a specific score, and a bad score or no score does not automatically disqualify your application.  We want to see bills being paid on time.
  • No evictions.
  • Acceptable back ground check.
  • Have a bank account (checking or savings) that can be used to auto-pay rent.


This is not intended to be a comprehensive list of all factors that may be considered.  Each applicant's situation is unique, so we cannot list every possible situation that we might find during the application process.  If you have any questions or concerns, please bring them to our leasing specialist's attention before applying.

** Spotty credit or no references?  GOOD NEWS!  Co-signers are an option and must also submit a full application.
